I went out to Solera at Stallion Mountain the other day to check on a home being built for a client.  This is a fantastic Vegas 55 plus community that is at closeout.  That is right, only three homes available and then they are finished!

A brief overview of Solera at Stallion Mountain (you can read more and view pics of the community by clicking here).  It is within the guard gated community of Stallion Mountain.  The community itself is gated as well.  You have a community pool, spa, clubhouse, gym, tennis and bocce ball.  It is a very active community with various events for the residents.  There is a public golf course in the community.

The three homes available are 1155 sq. ft., two beds with two baths, single story with a two car attached garage.  The pricing starts at $190,000 and go up to $232,000.  These homes have been discounted to sell.  Also, there are closing cost incentives.

Why the difference in pricing for the same model?

Looking at the available Las Vegas Retirement homes inventory this morning I see that there are only 266 total homes for sale (this includes manufactured, condos, townhomes and single family).  Not much inventory considering in the last six months an average of 128 homes in Las Vegas area active adult communities sold.

Range of list prices: $45,999 – $1,299,000.

The lowest priced listing at $49,999 is a manufactured home located in Las Vegas Zip Code 89122.  It has two beds w/ a den, 2 baths and approx. 1300 sq. ft.  Nice community with community clubhouse and pool.

The highest priced listing at $1,299,000 is a single family home located in Sun City Anthem in Henderson, NV Zip Code 89052. It has two beds  w/ a den, 2.5 baths and approx. 3350 sq. ft.  Sun City Anthem is one of the premier 55 Plus communities in town.  This home boasts Strip and Valley views.

Overall, there are only five properties priced at $100,000 or less.  None of these five are single family homes.

If you want to be in a Henderson 55 plus community your price range should be at $160,000 or more. That will get you into Solera or Sun City McDonald Ranch.   If your heart is set on Sun City Anthem then your price range should start at $200,000 or more.

You can find a townhome in Sun City Summerlin starting in the $130,00 range.  The square footage will be small – 1000 sq. ft.   The other Summerlin 55 Plus community, Siena,  has pricing starting in the $200,000 (that is for a townhome).
