Southern Highlands – Somerset Hills Park

We are having gorgeous days in Vegas lately.  Today it was about 60 degrees. A great day to visit a local park in a great community.  Southern Highlands is a gorgeous Las Vegas master planned community located in the southern part of town.

Somerset Hills Park is one of many parks available in this community.  The park offers tennis courts, swings, playground, water feature, picnic areas, walking path, and plenty of green space for all.

Las Vegas Housing Trends – February 2015

The Housing Trends newsletter for February 2015 is now up.  This month’s highlights in the national housing market are:

  • Nationally the median price for a home was $199,600.
  • Nationally new home sales were 4.81 million units.
  • Nationally all regions experienced declines in sales in January.  Low housing supply and an ongoing increase in home prices are blamed for the decline.

The Las Vegas market follows the national trend.  According to a Salestraq resale report for January 2015  the local market for single family homes experienced decreased sales (1,794 units sold versus 2,225 in Dec. 2014) and lower median prices ($200,000 versus $204,000 in Dec. 2014).

Also, foreclosure activity has increased.  Lenders are increasing their foreclosure starts and seizure of homes.  Still, foreclosure activity remains relatively low compared to past years.

Nationally, rental rates are increasing.  In Las Vegas, we are seeing some luxury apartments going up offering premium accommodations at high rental rates.  With several projects under construction or recently completed we will have to wait to see if the demand for high end rentals exists.

Other items of note regarding our local market.  Lawrence Yun, Chief Economist at the National Association of Realtors, has commented on our Las Vegas market:

We are in a recovery phase. Prices are up 25 percent nationwide from the bottom but still well below the bubble peak level. It’s a recovery phase, not an expansion phase, and there’s still more healing that needs to be done. 

My view from the trenches is that sellers are starting to realize the gains we have had over the past few years are not going to go up much more this year.  Sellers are becoming more realistic with their pricing and bringing it more in line with the current market in their neighborhood.

Does this mean we have a buyer’s market.  Not really.  It means there is now more room for negotiating. Sellers who are priced well and have nicely maintained homes are more patient and understand slightly longer days on market are now to be expected.   Unrealistic offers are not being taken seriously and can hurt a buyer (if not presented properly).

Las Vegas real estate: Deadlines

Contracts have several deadlines that must be watched and followed.  Deadlines include: submitting loan applications; ordering appraisals; due diligence; reviewing of HOA packages and other deadlines that have been made part of the contract.

It is important to read your real estate contract and see what deadlines are laid out in the contract itself.  Generally, your real estate agent will keep up with deadlines.  However, it is important that you be aware of these as well and calendar them.

Why are these deadlines important?

These deadlines protect you and your ability to back out of an agreement should there be problems in the home that you don’t want to take on.   These deadlines also protect you from the seller putting the home back on the market and making it available to other buyers.

When do deadlines begin?

The deadlines generally begin once all parties to the agreement have signed the documents.

What to do if there is a problem with the home that you need to resolve?  

First, tell your agent ASAP.  Your agent cannot read your mind.  You need to either call or (ideally) send them an email telling them what you need and what issues you have.   Be very clear.  If you are want to ask the seller for concessions then tell your agent.  He/she will have to write up an addendum to present to the seller’s agent.

Don’t wait and don’t expect your agent to tell you what to do.  It is your responsibility and your money.  You have to tell your agent when there are problems so they can assist you with resolving the issues or backing out of the deal.

What if you need more time?

Tell your agent ASAP.  Your real estate agent will request an extension of the deadline to submit to the other party.  Don’t wait until the last minute to do this.  Once you become aware that you will need more time call you agent and submit your request.

The underlying theme of deadlines and any other real estate issues is really communication.  Keep your real estate agent informed.  They have been through this process many times before and will know how to assist you.  However, they cannot assist you if you don’t talk to them.

Basics of the Service

Email Schedule

When new home for sale is uploaded to the Las Vegas MLS (which also covers Henderson and North Las Vegas)  – you will receive an email with home information.  The emails generally go out daily.  You can opt to get the emails ASAP, weekly, bi-monthly, or monthly.  If you want to change your schedule, simply reply to the email I sent you.  Remember, you get all listings – not just my company listings. 


Pictures are controlled by the seller’s agent.  Some will have pictures, some will not.  Frustrating?  Yes.  Can I do anything about it?  No.  For my clients, I will often go out and take pictures and video of the listings that interest them.  I can do the same for you – call me to discuss this service – 702-527-8864.

Additional Information

Each email I send with listings will include links to local information that you might need such as school information, crime maps, flood zones and Google Maps.  If you need more information about a home don’t hesitate to contact me by replying to the email.
